News: Selangor Asked to Recalculate Parcel Rent Rates for Strata Buildings

The Selangor state government should change the rate of parcel rent for strata buildings, according to Bukit Gasing assemblyman Rajiv Rishyakaran in a report by The Star.

Notably, parcel rent has been imposed since June 2018 for all buildings in Selangor that have received strata titles.

He recommended this to the state authorities, after the fees paid by some home owners surged by three to five-fold compared to the prior charges imposed.

“Before, the rate of RM3.30 was charged for one square meter for master title and the rate was divided based on the amount of levels. The rate paid by each unit was reasonable but now with the parcel rent, the charges are based on floor area and parcel owners are also charged RM3.30 per square metre (psm).”

Rajiv said while he lauded the introduction of the parcel rent, the rate should be fair and not exceed the quit rent forked out by those residing in bungalows.

Furthermore, he said homes situated in mixed-use projects, like those on top of shopping centres, should not be charged at a commercial rate. Instead, these should be treated as residential units, as they’re used as homes.
